Position Overview
The Commercial Title Examiner independently handles commercial real estate title examination projects, ranging from single-property to multi-property transactions. The role involves researching public records, verifying property ownership, identifying title issues and restrictions, and preparing title commitments and reports.
The position collaborates with underwriters and internal partners to support accurate and efficient commercial real estate transactions.
Responsibilities
Manage projects ranging from single-property to multi-property commercial transactions.
Search, examine, and connect data across counties and jurisdictions.
Verify legal property descriptions, including reading, interpreting, and plotting them.
Review and analyze public records, including leases, subleases, deeds, liens, and easements.
Determine ownership and identify title-related restrictions.
Summarize findings and prepare title commitments and reports.
Identify and resolve discrepancies or missing information through research and documentation.
Collaborate with underwriters and internal partners to ensure accuracy and efficiency throughout the title process.
Qualifications
At least three years of directly related experience in title searching, examining, and writing commitments in Maryland.
Understanding of relevant legal and real estate terminology.
Proficiency with:
Microsoft Office
Adobe Acrobat/Pro
Internet-based research
Property data platforms
Company systems
Ability to analyze complex information and solve problems independently.
Strong organizational skills and ability to work in a fast-paced, detail-driven, paperless environment.
Clear and professional communication skills with a customer service mindset.
High school diploma or equivalent.
Compensation and Benefits
Pay Range: $26.88–$35.82 per hour
